How we work: fixed rules, no guesswork.
246 processes run your property: 77 commercial and 169 administrative. Each one has written rules, timers and checks, so nothing depends on someone remembering. Here are the ones that matter most to your income.
No verbal offers. Written, signed, irrevocable.
In Dubai a tenant often says "Don't worry, it's yours." The landlord stops the viewings, takes the property off the market, and a week later the tenant has found something else. The landlord has lost weeks of rent for a promise. At MMP that cannot happen: every property we manage is let only through our booking form, and we never accept a verbal offer.
A verbal offer
- "Don't worry, it's yours"
- The tenant is free to change their mind at any moment
- Nothing in writing, nothing to rely on
- Your property comes off the market for a promise
- Viewings stop and weeks of rent are lost
- Different rules every time, depending on who you deal with
The MMP booking form
- A written offer to the landlord, signed by the tenant
- Binding, and irrevocable once the landlord approves it
- Always backed by a means of payment: a cheque is attached
- A joint commitment of every tenant who signs
- Annual rent, number of cheques and move-in date fixed in writing
- The same clear rules for tenant and landlord
Why it protects you
- A real commitment, not a promise. The tenant makes a binding offer to you in writing. Once you approve it, the offer is irrevocable: the tenant is no longer free to walk away for a better deal.
- Backed by a means of payment. Every booking form comes with a cheque. A tenant who signs and pays is a tenant who means it.
- Your property stays on the market until the commitment is real. We stop viewings only when there is a signed form and a payment, so you do not lose weeks for nothing.
- Everything agreed before the contract. Rent, cheques and move-in date are fixed in writing, so the tenancy contract holds no surprises.
- Screening still comes first. A signed form does not buy a tenant your property. If they fail one check, they are never presented to you.
Four checks, all on record

Solvency

Fail one check: never presented, even with the booking form signed. Only tenants who pass every check reach you, and your Property Manager signs off before you approve from the app.
The wrong tenant costs more than an empty month
An empty month costs one month of rent. The wrong tenant can cost more empty months, a rental dispute, damage to the property and unpaid rent. The booking form and the screening exist so that you only ever choose between good tenants.
Our real booking form process, built on 19 years of property management in Dubai. Every variable foreseen.
