Property management fees in Dubai: our interests are yours.
Our fee is a percentage of the value of the tenancy contract we sign for your property. No tenancy, no management fee. A better contract is better for both of us, so we only do well when you do.
One fee, tied to your tenancy contract
A percentage of the value of the tenancy contract we sign for your property, written in the agreement. No management fee while it is vacant.

- No hidden extras, no renewal fee, no mark-up on repairs
- Free to leave with 24 hours' notice
Cost or gain?
Owners often compare management fees as if the fee were the expense. It rarely is. What costs a landlord money is the yield that leaks away quietly: empty weeks, the wrong rent, a missed increase, extras and repairs paid twice. A good manager closes those leaks, and the fee is a fraction of what they recover.
That is why our fee is tied to the contract we sign. We have no reason to leave your property empty, to accept a weak tenant or to sell you extras. When your property earns, we earn. When it does not, neither do we.
The fee isn't what costs you money. The leaks are.
Here is what typically slips away in a year when a property is managed by reaction, and what our processes close.
Where the yield leaks
How we close each gap
Illustrative example on an AED 100,000 tenancy contract. Real results depend on the property, the community and the market. We never promise a return.
Five steps, no small print
Free assessment
Your Property Manager tells you the rent we would ask today and how we would let and manage your unit.
One agreement
The fee percentage is written in the management agreement, before we start.
We sign the tenancy
A screened tenant, a written booking form, the contract and Ejari registered.
Fee on the contract
Our fee is a percentage of the value of that tenancy contract. Nothing else is added.
Vacant means zero
If the property is empty, we earn no management fee. And you can leave with 24 hours' notice.
The fees nobody mentions. None of them.

Fee questions
Is the fee calculated on rent collected?
No. It is a percentage of the value of the tenancy contract we sign for your property, written in the management agreement.
Do I pay anything while the property is empty?
No management fee. We earn when your property is let, which is why we work to keep the empty weeks short.
Are there extra charges for renewals or inspections?
No renewal fee and no hidden extras. Everything included is listed in the agreement.
Who pays for repairs?
Repairs are paid by the owner at cost, with no mark-up from us. You approve the quote first and see before and after photos in DREAM.
Can I leave if I am not satisfied?
Yes, with 24 hours' notice. There is no lock-in.
What exactly would I pay for my unit?
Ask for a free property management assessment. Your Property Manager will show you the rent we would ask, how we would manage the unit and the fee for it.
The fee is small. The difference isn't.
