All you need to know about Ejari

Ejari tenancy contract

IN THIS POST

Dubai is home to a vast community of expats from all over the world. If you are new to the emirate and are searching for long-term property in Dubai, you should become familiar with the terminology used in real estate transactions. ‘Ejari,’ for example, is a government-run program that regulates all tenancy contracts in Dubai. We’ve compiled a detailed guide that covers all you need to know about it. Let’s take a look, beginning with the basics and working our way up to the complexity.

EJARI: WHAT IS it?

In Arabic, the phrase ‘Ejari’ literally means “My Rent.” The Ejari system in Dubai is an RERA program mandated by Law No. 26 of 2007. According to the law, all rental contracts for properties in Dubai must be filed online via the official site, a cutting-edge system designed to safeguard the rights of both landlords and tenants in the city.

The system was established in 2007.

Renting a house in Dubai requires that tenancy contracts be made into a legally binding document formatted in a government-approved format.

This mechanism also formally records the agreed-upon rents, so landlords cannot suddenly raise the rent when it comes time to renew the rental contract in Dubai. This is an excellent opportunity for tenants to assess if they are satisfied with their present arrangement.

THE EJARI SYSTEM’S KEY BENEFITS

Aside from ensuring that all rental transactions in the emirate are clear and transparent, having the Ejari system in place has several other advantages:

  • As a tenant, it may assist you in completing the necessary background check on the landlord and the property by asking historical data to better understand the arrangements you are entering into.
  • There is no space for deception or tampering with records by either the landlord or the tenant, which explains any future disputes.
  • It helps in the suppression of illegal housing and unfair exploitation in the real estate industry.
  • The method guarantees that landlords and tenants have a good connection.

EJARI REGISTRATION: HOW TO REGISTER IN DUBAI FOR EJARI

Both the tenant and the landlord are responsible for registering Ejari, however in most cases, the tenant or the real estate agency completes the procedure.

Ejari requirements
To register your contract in Dubai, make sure you complete all Ejari criteria!

There are two ways to register. You may do it either online using the Ejari site and the Dubai rest app, or in fact at any of the Ejari-approved centers.

FAQS

WHO IS IN CHARGE OF REGISTERING EJARI?

Once the tenancy contract has been agreed upon, the tenants and landlord are responsible for registering the property. Even so, it is normally the agency or the tenants that handle the registration and incur the accompanying fees.

To register a new Ejari contract on a property, you must cancel your previous one.

HOW CAN I GET AN EJARI CERTIFICATE?

To obtain an Ejari certificate, follow these steps:

  1. Go to dubailand.gov.ae.
  2. Enter your contact information, followed by a ‘DEWA Premise Number’ or a ‘Municipality Number.’
  3. Click the ‘Download PDF’ button.

WHAT DOES AN EJARI NUMBER MEAN?

Once the tenancy contract is uploaded to the system, you are assigned a unique number known as the Ejari Number.

HOW OFTEN SHOULD I RENEW THE EJARI, AND HOW DO I DO IT?

Ejari renewal is necessary whenever you renew the tenancy contract for your Dubai flat or villa for rent, which is usually once a year. By completing all of the required Ejari renewal documentation online, you can renew the contract.

Due to current RERA standards, registering with Ejari is not possible if the previous contracts have not previously been registered. Hence, if you did not register an earlier tenancy contract with Ejari, you must do so first.

IS IT POSSIBLE FOR TENANTS TO REGISTER THEIR OWN CONTRACT?

Ejari accounts can only be created by landlords, their agents, property management companies, and their employees:

  • If you are a landlord or estate agent enrolling for an Ejari account, you must attend an obligatory 1-day RERA training class.
  • After receipt of this training certificate, you must go to the Dubai Land Department and register for an Ejari account.
  • RERA will activate your account when you complete the program, and your username and password will be emailed to you within two business days.

HOW CAN I CANCEL A CONTRACT WITH EJARI?

It is important to cancel the Ejari as soon as your tenant leaves. This is the landlord’s obligation. According to RERA law, a property should only have one registration. The next tenant cannot register if the prior Ejari has not been cancelled.

IS EJARI AVAILABLE FOR A HOTEL APARTMENT IN DUBAI?

It is, indeed. According to the authorities, hotel tenants should submit their tenancy documents to the GDRFA rather than the Land Department. You should also receive a letter from the hotel saying that you are a renter and stating the annual rent you will be paying. Other from that, you’ll need to show your passport and a DEWA bill.

WHAT ARE THE MOST POPULAR RENTAL AREAS IN DUBAI?

Apartments for rent in Dubai Marina and Jumeirah Village Circle are popular choices for those who enjoy the simplicity and convenience of living in a flat. Those searching for a larger property, on the other hand, could look at villas in Arabian Ranches or Mirdif.

That ends our look at Ejari. If you want any information or have any questions, please contact the authorities at +971-800-4488.
